The Company’s philosophy is to take an active role in all investments and development transactions, contribute its own funds, and subordinate the returns to its partners.
The strategy is to identify and research properties that display an attractive annual cash flow and upside value. It is our intention to look for acquisitions where there is quality of location, an emerging market, a motivated seller, under-market rents or unrealized value because of poor leasing and/or property management.
The investment programs that are offered are tailored to the property and the partners. There is a tendency to form limited liability companies, with the Principals acting as the managing partner. As managing partners, the Principals assume the debt’s financial recourse for each property. The programs are performance based to ensure partners’ returns first.
