The Principals' primary focus is on investment and development opportunities in Colorado, specifically Boulder County, as well as select sub-markets in Arizona. It is Dean Callan & Company, Inc.'s local market presence, knowledge and expertise that give the Company a distinct competitive advantage, enhancing its ability to deliver superior performance and results to its partners.
The Company's philosophy is to take an active role in all investments and development transactions, contribute its own funds, and subordinate the returns to its partners.
The strategy is to identify and research properties that display an attractive annual cash flow and upside value. It is the intention of the Company to look for acquisitions where there is quality of location, an emerging market, a motivated seller, under-market rents or unrealized value because of poor leasing and/or property management.
The Company works with state-of-the-art technology and extensive internal resources. Principals are well equipped to focus on the core business requirements of tenants, while meeting the financial objectives of partners.
The investment programs that are offered are tailored to the property and the partners. There is a tendency to form limited liability companies, with the Principals acting as the managing partner. As managing partners, the Principals assume the debt's financial recourse for each property. The programs are performance based to insure partners' returns first. |
